Are you looking to buy a home in Spain? If so, then you should know about the Island of Ibiza, which is one of the most inundated places with plenty of diversity and also amazing locations that would suit any property investor looking to relocate or just buying a second home. Now, when looking for property for sale in Ibiza, you really have to mind the specific location it is in. Typically, the island is divided into 5 municipalities, of course, some of them more appealing than others. We highly recommend, that before you even venture on property viewings, you need to seek the appealing locations first. Don’t worry, we have done the groundwork for you and have listed some of the best places you can buy property on the Island. There are different areas, where each one of them comes with a different lifestyle. We hope this information will help you make the right decision.
The quiet North – the North of the Island is where you will find the municipality of Sant Joan de Labritja. It is such a beautiful countryside and is rising in popularity for anyone looking for a calm place to live in. Just imagine a mix of unspoiled nature – including hidden beaches, awesome green valleys, and stunning rugged coastline. You will also find exceptional architecture in this region, one of them being the Classic Ibicenco fincas – a one-of-a-kind architectural sensation – and there are also newly built properties in the area. But largely, this area has maintained the traditional local style, which makes it stand out from the rest of the island. This is a place where investors are scrambling just to get a piece of it, and it’s for a good reason.
The East side – the east side of the island is where you will find the third largest municipality, Santa Eulalia del Rio, which stretches from Cala San Vicente, all the way to the outskirts of Ibiza town, near Jesus in the south. Santa Eulalia del Rion, which is the main town in this area, offers major shops, restaurants, and basically a vivid life throughout the year, perfect for those seeking such an environment. There is also another town in the region – San Carlos – which is essentially a creative hub in the region, given that it is where the famous hippy markets of Punta Arabi and Las Dalias are found. Still, in the eastern region, we also have to mention Jesus town, which is just outside Ibiza town, and it’s slowly becoming a popular neighbourhood among property investors. Looking at it in general, the eastern side of the island does boast a mix of traditional fincas, apartments, and modern villas, thereby making it the perfect place to invest.
The trendy South – this is the only region on the island that has managed to maintain its traditional charm, specifically the Old Town (Dalt Vila). The town offers several amazing restaurants, museums, local shops, boutiques, art galleries, and bars – basically, everything that will suit your taste and also fit into your budget. In this area also, we have to mention San Jose, which is the biggest municipality. This town hosts some of the best beaches on the island, and it also consists of four very-charming villages, an array of historical heritage sites, archaeological Phoenician settlements, and most importantly, spectacular scenery and coastlines. This is everything investors are looking for when looking for a place to live, and it explains why so many celebrities are opting for San Jose. It is the perfect place to be!
The West coast – the buzzing west coast is the other area you need to look out for if you are looking to buy property in Ibiza. With the largest town on the island – San Antonio – located there, you can be sure the region has a lot to offer. For starters, the town gets super busy during summer, as many tourists from the world over visits to enjoy what the town has to offer. And in winter, the town gets quieter, which means that families get a chance to enjoy their time together. Right outside the town, you will find the prettiest villages on the island – Santa Agnes, San Mateo, San Augustin – that have managed to remain unspoilt, thereby maintaining a sense of the laid-back rural life, which is what every property investor is looking for in a home. We also have to mention the amazing beaches of Cala Salada, Cala Bassa, and Cala Compte, which adds desirability to the area, thereby becoming a target for many property investors. You need to consider this area as well!
The green heart of the Ibiza Island – last but not least, we have to tell you about the centre of the island, the heart of the island, which boasts spectacular valleys and green hills. Life in this area is pretty relaxed, which also makes it an amazing place to buy property, especially in Santa Gertrudis and San Rafael, which are the main towns in this area. Buying property in this area would be the best decision, not only due to its strategic location, but also the kind of property found in this area. From an architectural point of view, modernity and tradition blend together seamlessly, making the area so desirable to live in. Any developments brought in this area do respect the existing architecture, thereby enabling to maintain a consistent look.
Who can buy property in Ibiza?
The Ibiza property market isn’t restricted to anybody, as even foreign investors can buy. However, for these investors, there are a couple of things you must keep in mind:
First, one will need a Tax Identification Number which a foreign investor can apply at the Spanish Embassy in your native country, or by visiting a Local Commissioner of Ibiza. As for British citizens, as they are no longer in the EU, they will be required to secure a military permit especially if you are looking to buy property in the island’s rural and coastal areas. You also need to check whether or not you need a visa to be able to own property on the island, especially if you are a non-EU citizen.
